In the state of Florida, a $25,000 exemption is applied to the first $50,000 of your property's assessed value if your property is your permanent residence and you owned the property on January 1 of the tax year. This exemption applies to all taxes, including school district taxes.
Real property taxes are paid in arrears (meaning at the end of the year) in Florida and are not assessed until November of the year for which they are due. Therefore, when a closing takes place between January and the first week in November, the amount of the current years property taxes are unknown. The proposed taxes for 2024 will be available on the county's property appraiser website in August 2024. However, whatever county you live in FL, you can go to your county property appraiser website, search your address (put in non-homestead or homestead) if you are purchasing a home to get an idea of what you may be responsible for in taxes this year.
